The Instant Term Sheet is a written term sheet for a business-purpose loan on a non-owner-occupied 1–4 unit investment property, priced against current wholesale rate sheets and emailed to you. You request it from your AI assistant through National Loan Provider's MCP server. Instant where the deal fits the programs; otherwise an answer within 24 hours.

Who is the Instant Term Sheet for?

Real estate investors with a deal in hand. A business-purpose loan on a non-owner-occupied 1–4 unit investment property.

  • Business purpose only: the loan finances an investment, not a home.
  • Non-owner-occupied: no borrower lives in the property.
  • 1–4 units: a single-family home, a townhouse or condominium, or a two-to-four-unit residential building.

Owner-occupied properties, second homes and consumer-purpose loans are out of scope: a request that does not represent a business purpose, a non-owner-occupied investment property and the vesting as stated is answered as out of scope and not priced.

What does the Instant Term Sheet give you?

  • A written term sheet on the property, priced against current wholesale rate sheets and emailed to the investor with the PDF attached and a private download link. Instant where the deal fits the programs; otherwise an answer within 24 hours.
  • Both pricing options where the program allows them: Option A, the lowest rate, with Total origination paid by the borrower at closing; and Option B, no points, with Total origination paid by the lender and no origination due from the borrower.
  • Discount points on their own line, never inside Total origination, where a program's best rate prices below par.
  • Lender fees, prepayment terms, and the assumptions the terms rest on.
  • An expiry printed on the term sheet: it is good until the rate sheet it was priced on expires, at most 7 days after that sheet was last confirmed. The download link expires with it.
  • Where the deal does not fit a program instantly, the answer is "Written term sheet within 24 hours — rate, leverage, and structure." with each thing that could not be confirmed, and Dominick follows up by email.

National Loan Provider is a mortgage brokerage: it arranges, structures and places the loan with a lender whose program fits the deal, and it is not a lender.

What does “exception required” mean?

It means the deal did not fit a program instantly, and a person will write the terms instead. That happens when a program's guidelines turn on something the request left out or the rate sheet does not settle, when the property has more units than instant term sheets cover, or when instant pricing is paused. The answer is:

Written term sheet within 24 hours — rate, leverage, and structure.

It lists, in plain sentences, each thing that could not be confirmed, and Dominick follows up by email. An exception is not a decision on the deal: it means a person, not the tool, answers it.

How do I use it from Claude or ChatGPT?

Add National Loan Provider's Instant Term Sheet server to your assistant as a connector, then describe the deal. The assistant reads what the tool needs from instant_term_sheet_requirements, asks you for anything missing, and sends the request with request_instant_term_sheet.

What to say

Use the Instant Term Sheet tools to get me a term sheet. Reviewer mode: a request whose email address is at example.com, example.org or example.net, or at a .test or .invalid domain, is priced and answered in full with a download link, but nothing is emailed and no lead is recorded.

What information should I have ready?

Everything the tool can take, as the request groups it. Your assistant will ask for what is required and leave out what you do not have; an optional detail left out can only send the deal to Dominick for review, never price it wrong.

The property

Property address required
The property's street address on one line: street, city, state and ZIP.
State required
The property's state, as a two-letter code.
County optional
Optional: the county's five-digit FIPS code. Where a program restricts counties or cities, a request without it is confirmed by hand.
Units required
The number of units. Instant term sheets cover 1–4 units; a property with more is priced by hand.
Property type required
The property type: sfr is a detached single-family home, sfr_attached a townhouse or row house, multifamily a residential building of 2 or more units.
Accessory dwelling units optional
Optional: accessory dwelling units on the lot besides the main dwelling; 0 for none.
Lot size optional
Optional: the lot size, in acres.
Condition rating optional
Optional: the appraisal's condition rating, where one is known (C1 is new, C6 has substantial damage).
Long-term or short-term rental optional
Optional: long_term for a lease, short_term for nightly or weekly rentals. Left out, the rent is read as long-term.

The loan

Loan purpose required
purchase, rate_term (a rate-and-term refinance) or cash_out (a cash-out refinance).
Loan amount required
The loan amount requested, in dollars.
Purchase price optional
Required for a purchase, and only for a purchase: the contract price, in dollars.
Estimated value required
The property's estimated or appraised value, in dollars. Leverage is measured on the lower of this and the purchase price.
Other financing that stays optional
Optional: other financing that stays on the property, in dollars; 0 for none.
Product optional
Optional: the product to lead with. Left out, the 30-year fixed.
Prepayment penalty term optional
Optional: the prepayment penalty term the investor wants, in months; 0 for none. One of 0, 6, 12, 24, 36, 48, 60.
Prepayment penalty structure optional
Optional: the prepayment penalty's structure: fixed_5 (5% for the full term), fixed_3 (3% for the full term), declining (steps down over the term) or six_months_interest (six months' interest on the amount prepaid).
Payoff of existing liens optional
Refinances only, optional: the payoff of the liens the loan retires, in dollars. With the loan amount it gives the cash to the borrower at closing.

The borrower

Credit score optional
The borrower's representative credit score. Where there is none, leave it out and set noScore to true.
Without a credit score optional
true where the borrower does not have a credit score. Never given with fico.
Citizenship or residency required
The borrower's citizenship or residency: us_citizen, permanent_resident, non_permanent_resident, foreign_national or itin.
Vesting required
How title will vest: entity (an existing entity), entity_to_be_formed (an entity formed before closing) or individual (the borrower's own name).
Credit events required
The borrower's credit events: bankruptcy, foreclosure, short sale or deed in lieu. An empty object where there have been none.
Months since the most recent credit event optional
Months since the most recent credit event of any kind (bankruptcy, foreclosure, short sale, deed in lieu); null for none.

What happens to my details?

The name, email address, optional phone number and property address are used to send the term sheet and for Dominick's follow-up on it. A phone number is kept only with the investor's consent.

The request and the term sheet are kept on file for that follow-up. The term sheet's link is private and expires with the term sheet. Requests are limited each day per source, per email address, and overall. See the privacy policy.
