These Terms of Service (“Terms”) govern your use of dominickprevete.com and blueskycapitaladvisors.com (each, a “Site,” and collectively, the “Sites”) and any loan inquiry, application, or communication you submit to NLPI LLC, doing business as National Loan Provider, or to Blue Sky Capital Advisors LLC (together, “we,” “us,” or “our”). The two companies are commonly owned. National Loan Provider arranges financing for residential investment property; Blue Sky Capital Advisors LLC is a commercial mortgage advisor that arranges, structures, and places commercial and multifamily financing with third-party lenders. By using a Site or submitting an inquiry, you agree to these Terms.
Business-Purpose Loans Only
All financing offered or referenced on this Site is for business purposes only. It is not intended for, and will not be made against, primary residences or owner-occupied properties. Because these are business-purpose loans, they are not subject to the federal Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), or the Home Ownership and Equity Protection Act (HOEPA). By submitting an inquiry, you represent that the property in question is or will be used for investment or business purposes.
Not a Commitment to Lend
Nothing on this Site, in any term sheet, quote, or pre-approval, constitutes a commitment to lend or an offer of a binding loan agreement. A loan is only made when a binding loan agreement and related documents are fully executed at closing. Until then, all terms remain subject to change, withdrawal, or further underwriting conditions.
Rates and Terms Subject to Change
Any rates, leverage, fees, programs, and terms displayed on the Site or quoted to you are illustrative and subject to change at any time without notice. Final pricing and structure depend on the borrower, the property, the deal, prevailing market conditions, and the lender or capital source ultimately funding the transaction.
No Guarantee of Approval
Submitting an inquiry, application, or supporting documentation does not guarantee approval. All loans are subject to credit review, underwriting, appraisal, title, and other closing conditions. We may decline any inquiry for any lawful reason. National Loan Provider arranges and places financing with third-party lenders and does not itself make credit decisions. Financing is arranged only for business purposes and is not available on owner-occupied properties.
Accuracy of Information You Provide
You agree to provide truthful and accurate information in any inquiry or application. Misrepresentations may result in denial, rescission of any conditional approval, or other remedies available to us under law.
AI Assistants and Agents
You are welcome to use an AI assistant or agent — for example ChatGPT, Claude, Grok, Meta AI, Perplexity, or a browser agent — to read, summarize and cite the Sites, to request a term sheet, and to submit an inquiry or application on your behalf. We do not restrict automated access by agents acting for a person. National Loan Provider also publishes machine-readable access for agents at https://dominickprevete.com/mcp.
When an assistant or agent submits an inquiry, application or term-sheet request for you, the submission is treated as yours, including the information, representations and consents it contains, and the section above on the accuracy of information applies to it.
