Fix and Flip Loan Application: Start Online in a Few Minutes

You can start a fix-and-flip loan application with Dominick Prevete online in a few minutes, for a business-purpose purchase-and-renovation loan on a non-owner-occupied 1–4 unit investment property, closed in an LLC or corporation. You answer the deal questions here, then Dominick finishes the file with you on a short call: credit, your track record, the scope of work and anything the form doesn't cover. Starting doesn't pull your credit and isn't an approval. Prefer to talk first? Call or text him at (908) 220-6404; he takes these calls himself.

First the deal: the property, the purchase, the rehab and you as the borrower. Those answers price it into a written term sheet, emailed to you. Then a few project questions the term sheet doesn't ask, and Dominick calls to finish the file.

How do I apply for a fix-and-flip loan online?

Start on this page, or from a fix-and-flip term sheet. The deal questions come first: the property, the purchase, the rehab and you as the borrower, and they price the deal. A few project questions follow: your mailing address, the entity and its members, your track record, the scope of work, the purchase, funds and timing. Then Dominick Prevete calls to finish the file with you.

What happens after I submit the application?

In order: the intake call with Dominick; your documents and a signed credit authorization; the as-is and after-repair appraisal; underwriting; and closing. How long each step takes depends on the deal and the lender, so none of them is given a date here.

Can a first-time investor apply?

Yes. The application asks about your track record. With no completed projects, the rehab budget and leverage are smaller, and Dominick goes over what the lender will look for on the call.

Do I need an LLC?

Yes. Every fix-and-flip loan Dominick arranges closes in an LLC or corporation, and it can be formed before closing. A personal guarantee from the members is still required.

Does starting an application pull my credit?

No. A credit report is pulled later in the process, only with the investor's written authorization.

What documents will I need?

Mostly the deal and the entity: the purchase contract, your track record, the scope of work and the entity documents. For the cash to close, recent statements for the accounts it comes from. Dominick sends the full list for your deal after you apply.

Is an application an approval?

No. An application starts the file; it is not an approval, a commitment to lend or an offer of credit. A term sheet is indicative and not a commitment to lend; it is subject to full underwriting, and final terms are set at underwriting.

Written term sheet within 24 hours — rate, leverage, and structure.

A term sheet is non-binding and subject to underwriting, appraisal and full diligence; what the 24-hour window buys is a real written structure from a lender that fits, not a ballpark. No fee, and no hard credit pull to find out.
