Why did the investor need 85% LTV?
The buyer was an experienced real estate investor with two fully occupied 4-unit buildings in Bloomfield, New Jersey under contract, side by side. He wanted to buy both at the same time, and that only worked at 85% loan-to-value, or 15% down on each building. At the 75–80% where most DSCR purchase financing stops, the cash needed to close both buildings together wasn't there.
Can you get a DSCR loan at 85% LTV?
Yes, on a purchase, but few DSCR programs go that high. At 85% there is no cushion. On each Bloomfield building, the rent alone had to cover the full payment of principal, interest, taxes and insurance, and both buildings came in at exactly 1.00 coverage. How were the two loans structured?
Each building was its own DSCR loan, qualified on its own rent. National Loan Provider placed both as 30-year fixed loans at 7.625%, with tax and insurance escrows and a 5-year step-down prepayment schedule. The file carried a credit score of 772.
